Overview

Opes Advisors is currently seeking a Real Estate Investment Advisor. This is a unique career opportunity for the right candidate and will have a significant and strategic impact on our business. The Real Estate Investment Advisor will report directly to the Chief Investment Officer. Opes Advisors has twelve offices mainly located in the San Francisco Bay Area with headquarters in Palo Alto. The position is based at our Palo Alto headquarters.

 

The Real Estate Investment Advisor (“REIA”) acts as an objective, third party advisor between our clients and referral partners (mortgage advisors, realtors, commercial brokers, and property managers) to ensure our clients’ real estate investment returns are maximized. The REIA gives our clients greater control and insight into the risks and rewards of owning and operating investment real estate. The REIA analyzes our clients’ properties performance and makes recommendations to increase their income, lower their expenses, and maximize value.

 

The REIA will meet with, consult and educate clients and prospects regarding their current real estate portfolio’s performance, answer questions about specific property and real estate fund investments, and schedule consultations to demonstrate how Opes can add value to their real estate and other investable asset (stocks, bonds, etc) holdings.

Responsibilities:

Business Development
  • Generate new clients and assets under management (liquid and real estate) for the Opes Wealth Management Division by leading with the real estate investment advisory offer.
  • Attend networking events and develop internal relationships with Opes mortgage advisors and external referral relationships with realtors, property managers, and others to promote our services.
  • Identify new loan origination and refinancing opportunities for investment property mortgages completed in house or brokered for 5-plus residential units and commercial properties.
Client Real Estate Investment Management
  • Assess and manage client real estate holdings relative to their overall financial situation. Make recommendations consistent with client risk and return objectives and their unique tax situations.
  • Perform return on investment analysis (ROI) to include internal rate of return and capitalization rates in order to make recommendations that match the client’s investment goals and expectations (purchase, sell, refinance, 1031 Exchange or hold).
  • Manage potential client acquisition or disposition opportunities, including cash flow modeling, property valuations, and investment analyses. Oversee the due diligence and closing process.
Real Estate Research
  • Monitor existing private real estate investments and recommend prospective real estate fund managers using a variety of investment strategies and vehicles.
  • Assess performance relative to relevant benchmarks and recommend action items.
  • Monitor and report upon the overall real estate market, including the current state of real estate capital markets and residential housing markets.
  • Complete due diligence research on real estate fund opportunities, prepare investment recommendations, and present those recommendations to Opes Advisor’s Investment Committee for comment and approval.
Client Interaction
  • Review investment and real estate strategy results in conjunction with the client’s relationship manager. Follow up with current clients and prospects to offer reviews and consultations.
  • Provide leadership to clients regarding their real estate purchase, sale, and holdings decisions.
  • Respond to client requests for information.

Skills:

  • Strong business development, referral networking, and customer relationship skills.
  • Highly detail oriented with excellent analytic skills to assess individual properties, primarily residential rentals, as well as real estate investment opportunities and managers.
  • Ability to assess the real estate diversification and tax implications relative to future return opportunities of potential sales or purchases within a client’s investment portfolio.
  • Team orientation to coordinate effectively with the CIO and the VP of Client Services while having the ability to work independently and without direct supervision.
  • Clear understanding of the wealth management and investment real estate business with knowledge of financial planning issues relevant to individuals.
  • Strong written and verbal communication skills.

Work Experience / Certifications / Educational:

  • 5 years or more experience analyzing and managing individual real properties. Advanced experience with Excel and industry specific software (Argus) and publications essential.
  • Experience analyzing and assessing real estate investment strategies in a variety of investment real estate segments.
  • 5 years or more experience in sales or consulting services (preferably in brokerage, real estate, financial services, or insurance).
  • Must have or willing to obtain a California Real Estate License.
  • Strong experience using CRM software and Microsoft’s Office Suite.
  • Bachelor Degree required; MBA preferred
